Renovating an old home doesn’t have to compromise its character. In period home renovations, you should not have to choose whether to keep the charm or prioritize performance. The right products and approaches ensure you won’t have to.
The irreplaceable building blocks of a period home are those that carry its character and the stories of the generations within its walls. Hand-carved millwork, original masonry, decorative plasterwork – these elements are the DNA of a home. Everything that is structurally sound and comprises that DNA should be preserved wherever and however possible.
As for the elements that only appear ‘irreplaceable’ – the original single-pane windows and the hollow-core doors, the degraded weatherstripping and knob-and-tube wiring – they may have been there for years, but that doesn’t make them character. They’re components. A century ago, nobody expected them to last that long.
The building envelope is where old homes bleed money
Old windows are in a state of entropy. They’re always in the process of failing; how can they not be? They’re asking to be replaced.
A good-quality replacement windows in castle rock pays for itself in a dozen small ways. And compare a year’s worth of utility bills for the house you live in to the house your parents lived in (one similar to your current house), the house you lived in at college, etc. You’ll see to the dollar what you’re wasting on fuel and, in a way no spreadsheet could portray, what you’re wasting on comfort.
Take this one step further. Rent a thermal camera and run shots of your house at night. You’ll see where the heat (aka your money) is going. A stucco house never protected by proper windows isn’t just heating the outside, they’re cooking it, with your furnace.
Matching the profile, not just the color
The main problem with many updates to old homes is not the quality of the materials but the dimensions of the windows. Substitutes with an apparent width or thickness that’s too slight, an outside surface that’s set too far back, or a lack of window depth will invariably give the whole game away from the street, and the renovation is often what many people call “cheapened”. In the case of a distortion, you’ll find that people are not even willing to make an offer in the first place.
The good news is that high-quality manufacturers now can replicate the sightlines of wood windows in their wood-clad aluminum models or replicate the size and scale of a traditional window in their vinyl products. They can also offer competitive U-factor numbers while staying within their profile-specific mandates.
In the end, the real question isn’t wood versus vinyl. The big question is which product produces a more pleasing grille that more accurately respects the period? Most profits in renovation aren’t going to markets and getting a deal, they are emotional profits that play out in the mind of the person that is looking at your home.
Regional conditions change the calculation
Climate is a factor that most general renovation advice doesn’t give enough importance to. Homeowners shopping for replacement windows have unique needs: high-altitude UV exposure causes seal failure and frame discoloration sooner than low elevation environments, and the temperature gradient between a summer day and a winter night can be enough to stress frames that would otherwise perform perfectly in a milder climate.
Low-E glass coatings were developed in part to solve this kind of solar load – the microscopic metallic layer reflects infrared energy without visibly darkening the glass. In high-UV climates, that coating also extends the lifetimes of interior finishes, furniture, and textiles that can get dark and discolored particularly fast otherwise.
Frame materials matter more at altitude too – those that expand and contract in response to temperature at a lower rate will gradually have fewer gaps. A well-installed frame whose structure thermally cycles daily will gradually weaken its own perimeter seals.
Prioritize the sequence
You don’t have to upgrade every old home component at once. And the sequence in which you make your improvements matters to your budget and to the final product.
Replace failing windows and exterior doors first, as these are the main conduits for energy loss and potential structural water damage. Restore the original trim and other decorative elements second, after the envelope is secure and is no longer introducing damaging moisture with every rain. Hardware and finish details last, after the structural and thermal performance of the home is established.
Do it in that order, and you also avoid replacing rotting original wood windows at great expense, only to find that the newly restored six-month-old ones are now ruined by the failing glazing and should have been completely torn out and replaced anyway.
The aim is not to turn an old house into a new one. They serve different functions, after all. The goal is to remove the elements that are actively destroying the property – financially, structurally, and thermally, while keeping the ones that give it more value than any mere square footage calculation can represent.
The really good replacement decisions are the ones nobody ever notices. That’s not a lack of ambition. That is the ambition.
